Kierland is a master-planned community in north Phoenix near the Scottsdale border, 1.7 miles from our office by a route listed at 4 minutes. The route uses North Scottsdale Road and East Greenway Parkway.
You’ll find single-family homes alongside condos, townhouses, and high-rise apartments. We work on the different door setups found across those home types.
Garage doors in Kierland face sustained summer heat, and many homes are in apartment or condo buildings. Summer afternoons here average about 105°F, which puts repeated heat exposure on opener motors, rollers, and door seals. Our crew checks whether rollers move freely, the opener travel is set correctly, and the seal still meets the floor without binding. In shared buildings, we also check the door’s movement and safety sensors carefully, since a door that sticks or reverses can disrupt routine access. If you hear grinding or see uneven movement, have the moving parts checked before wear strains the opener.
